Freedom Isn’t Free

We all say it every year. Let’s not forget the men and women who have died protecting us in order to preserve our freedom.

Let’s not forget those that continue to serve now. I think we forget them. I’ve seen men and women in uniform at a store or elsewhere and not one person would say Thank You.

We assume they have desk jobs. Maybe they do at that moment but they have been on the front lines in the past. There are a lot more military people that are in the Middle East right now than administrative people. Most of the administrative people have served in the Middle East fighting for our freedom. Then the next round goes over to fight. They come back and out they go again.

I know for those of you that have family and friends in the military, you never forget. For those of us who don’t, we remember when there is a holiday that celebrates them. We are reminded every so often when we see on the news that more have perished. When we see that, our hearts go out to them and their families. We do not know how it feels when a person dies in the line of duty but we do have sympathy.

A saw a movie a few months ago on HBO: Taking Chance. It’s about what happens when one of our own is killed in the line of duty and the process that takes place to get them back to their families for burial. It’s very moving to say the least. Watch the movie this weekend. And remember, Freedom Isn’t Free.

P.S. Every time you see a soldier, walk up to them, shake their hand and say, Thank You!

Buying A Coop On Long Island – An Important Thing You Should Know!

My clients are on the verge of closing on their co-op. They went into contract on 3/8/10 and we knew it would be plenty of time to close before June 30th so they would get the tax credit. It’s possible they will not get the tax credit and if that happens, the deal is dead.

When you own a co-op that has a mortgage, you have a share certificate that states how many shares you own. That stock certificate is the lien on your co-op and the bank who holds your mortgage has that certificate in their files. When the mortgage is paid off, your bank gives this share certificate to you. You need to hold onto it just in case you ever sell your co-op.

But, our situation is this: The seller’s attorney never called the seller’s bank back in March to give them a heads up that we are going to need the stock certificate at closing. That call was made today. It could take 45 days for the seller’s bank to locate this stock certificate. This is what happens when you have an attorney that doesn’t do co-ops all that often.

I went through a similar situation when I sold my co-op 3 years ago. The only difference is that my bank lost the certificate and my attorney told them to either find it or have a new one made up for $500.00 at their expense. Wouldn’t you know it they “found” it a few days before I closed on my co-op. All was well with the banking world.

As it stands, the bank is Wells Fargo and my client’s attorney has a few contacts there so this all could work out. I will know eventually. I’ve used her for a few of my own real estate deals and she usually gets what she wants but we will see. All I know is that I will cry right along with them if they lose the co-op. They are first time home buyers and have worked hard for many years to purchase their first and probably last home.

So, in the future if you are buying a co-op, have your attorney make sure the seller’s attorney has done co-ops AND to bring up the stock certificate issue from the very beginning. Do not assume all parties know what they are doing.

This will be the 5th Annual show! We never miss it.

Time: 10:00 a.m. to 3:00 on both days.

The U.S. Navy Blue Angels will be the highlight of the show. I love these guys! They amaze me every time. But, everyone that performs at this air show is amazing. Sean Tucker who flies the Oracle red plane, defies gravity and actually can talk through it.

The Blue Angels arrive a few days before to practice so you can head off to Republic Airport in Farmingdale and park along New Highway to see them in action!

If you get the chance, after you leave Jones Beach from the show, head over to Republic Airport because after they are finished with the show each day, they fly back and do a meet and greet. Last year we met one pilot who is from Wantagh,NY. They are really a nice group of guys! And seeing these magnificent planes up close is really awesome. Directions To Jones Beach From Westchester, Manhattan, Bronx, Brooklyn & Queens: Take the Long Island Expressway East or Grand Central Parkway East to Northern State Parkway East to Meadowbrook Parkway South to Jones Beach State Park or Belt/Southern State Parkway East to Wantagh Parkway South to State Park.

Directions To Jones Beach From Eastern Long Island: Take the Northern State Parkway West or the Southern State Parkway West to Meadowbrook Parkway South to State Park.

I will be taking lots of pictures and of course video. I do try to catch one of the planes breaking the sound barrier and that can be hard to do if you are not expecting it. I missed it last year and hopefully not this year!

Credit Monitoring: A Small Price To Pay To Keep Your Credit In Check!

My friend Chris Ann Cleland, who is a Northern Virginian Realtor and an Activerain member, wrote a post about short sales and credit card debt and inspired me to write my post below:

A few years ago, I signed up with TrueCredit to keep an eye on things since my Mom was a victim of Identity Theft. Sad, but true. I helped her pull her credit reports for free to go over what else was going on. Thankfully, she didn’t have to pay any monies owed and it didn’t take years to get it cleared up.

I pay $16.00 per month with TrueCredit. I have access to the 3 credit reports and all 3 of my credit scores. Some places will charge you $10.00 but that usually does not include the credit scores. I personally feel we shouldn’t have to pay to monitor our own financial information but that’s just me.

Every month you can update your scores and credit reports. They will notify to via email anytime a change has occurred to your credit report whether it’s an inquiry from a current creditor, a new creditor, etc. This is helpful because if someone stole your identity and opened credit cards, loans or mortgages in your name, you will know about it right away and not years down the road.

They even have a Learning Center where you will learn how to dispute your credit report, managing your credit scores, tips for managing finances, kids and money. The list is endless!

It’s not just about preventing Identity Theft, it’s about monitoring your credit on a monthly basis. It really is a small price to pay to keep your credit in check!

Sold Prices decreased 1.07% so far for 2010 compared to 2009. I will be posting these figures once per month so we can all keep an eye on the North Babylon Real Estate Market.
